    Originate mortgage leads by networking and developing referral relationships to obtain mortgage loans.   Originate mortgage loans by assisting the customer in the application process, recommending the correct loan product for their situation and locking in the rate they are agreeing to for their loan product. Follow established policies and procedures, ensuring a high level of accuracy, compliance quality, while maintaining a high level of customer service.

    Duties and Responsibilities:

    1. Take 1st REM residential home loan applications

    2. Prepare disclosures pursuant to regulatory guidance

    3. Qualify applications using AUS and Investor guides

    4. Originate and process secondary market (Fannie Mae/Freddie Mac / FHA/ USDA/ VA qualified home loans)

    5. Close secondary market residential mortgage loans

    6. Deliver Secondary Market residential home loans approved by Investor

    7. Originate mortgage leads via referrals from Village Bank, past customers, friends, family, and outside referral sources.

    8. Develop the loan application and determine the appropriate loan product for the customer.

    9. Submit all applications to the automated underwriting system specific to each lender or directly to the lender for pre-approval and final approval.

    10. Create mortgage disclosures for each customer.  Collect signed disclosures along with all additional information needed to receive final approval from the lender.

    11. Order appraisals, title commitments, insurance binders, and know how to process a loan file in the event the Mortgage Processor is not available.

    12. Coordinate closings with lenders and title companies.

    13. Originate and process in house portfolio loans when appropriate for loan requests not eligible for secondary market

    14. Act as back up for VP Mortgage Lender – Manager as needed

    15. Maintain appropriate contact with all lenders.  Be aware of program updates and industry changes.

    16. Promote Village Bank Mortgage through the following marketing techniques:

    17. Host Mortgage Seminars

    18. Utilize statement stuffers, post card mailings, seasonal flyers, newspapers, etc.

    19. Continue relationships with current referral sources and acquire 2-3 new referral sources yearly.
